When choosing a builder, it is important to consider the allowances given for various areas of your
home.  Will the garage size be large enough for your vehicles?  Does the heating allowance provide for
the type of heating system you desire? Will the siding provided be maintenance free and long wearing?
Will you have enough electrical outlets or have them where you want them? Will you be able to choose
what goes into your home or where it is purchased from? Homes in the Mat-Su Valley differ significantly
in size, price, quality, and comparable features.  When choosing a builder ask for the details!

Here is a minimal list of general things that go into our homes. All other things are decided between
builder and buyer at signing of contract.


EXCAVATION & SITE WORK

Final grade around home – 20’ at 2% minimum
Septic for 3-4 bedroom homes
Stumps are buried unless buyer wants them removed (ask for quote)
Topsoil and landscaping are not included
Extra gravel and dirt beyond budget are at buyer’s expense
Extra asphalt at buyer’s expense


WELL

Buyer will assume responsibility for water quality, water softeners, sand bladders or GPM
(wells must produce 5 GPM or be engineered with holding tanks).
